Ensuring Accurate Home Representation
in Rosedale Village
It has come to our attention that there is some confusion regarding the number of bedrooms in homes within our community. Specifically, there seems to be a misconception that there are no three-bedroom homes in Rosedale, which is not accurate.
While the community was initially approved for two-bedroom homes, the builder constructed many three-bedroom homes. There are numerous floor plans to support this. Misrepresenting the features of a home can have serious implications, and it is essential that we advertise and promote our homes accurately.
When homeowners were informed that they could not advertise their three-bedroom homes, we received many emails and phone calls from concerned owners. They are worried about the potential depreciation in the value of their homes if they could not advertise the three bedrooms they purchased through the builder. One homeowner mentioned that she had a custom-built home by the builder, with four bedrooms and two laundry rooms, which was approved by the city. She has the necessary approval documents to support this.
The builder has also advertised many of their homes on the Toronto Real Estate Board as having three bedrooms, and many realtors regularly advertise three bedroom homes.
The Real Estate Council of Ontario (RECO) received a complaint about realtors misrepresenting buyers by advertising three bedroom homes. After an investigation, RECO found that many three bedroom homes indeed exist in Rosedale based on the builder’s floor plans. Consequently, realtors must advertise homes accurately, reflecting the true number of bedrooms. Failing to do so would disadvantage the seller and could result in disciplinary action, fines, or even the loss of a realtor’s license by RECO.
